One person, one account. You must give accurate details, keep your sign-in secure and complete telephone confirmation before using protected features. Accounts may be suspended where information is false or where activity suggests fraud.

Only an authorised owner, an authorised representative or an EPEX agent may publish a property. A listing is published after an EPEX review of identity, authorisation, ownership evidence, media and location. EPEX verification is a documentary consistency review. It is not a guarantee of title, a valuation, an endorsement of price, or a guarantee that a sale will complete.

An offer requires complete buyer identity details and acceptable funding evidence. A placed bid may be withdrawn but never edited, and bid history is permanent. A rental application is only forwarded to the landlord once the required verification steps are complete.

Earnest Money Deposit: 6% of the accepted purchase price, deposited into an EPEX-controlled transaction escrow account. EPEX administers customer funds through a segregated transaction escrow account. Escrow funds are not EPEX operating funds and may only be released pursuant to an authorized settlement instruction. The remaining purchase balance stays with the buyer's certifying partner bank until settlement is authorized.

Seller proceeds can only be authorised after independent checks and an officially recorded ownership transfer.

No duplicate or misleading listings, no collecting other people's data, no attempts to reach records outside your own role, and no automated scraping of the marketplace.

EPEX does not give legal, tax or investment advice, does not underwrite insurance, and does not decide your legal eligibility to buy property in Ethiopia. Access to listings does not create that eligibility.
